A plan on paper doesn't come alive

A plan map or a render shows what an area will look like. Not what it feels like to live there, work there or cycle through it. And often there is not even a design yet, only a development vision, an urban plan or even just an intention. Yet you are asking councillors, investors and residents to say yes to something that does not exist yet. Then the images have to do the work.

On top of that, an area does not change all at once. It grows in phases, over years. An animation can build that up step by step: first the new routes and the greenery, then the homes, then the facilities that make the neighbourhood work, from school to supermarket. That way you see not only the end result, but also how the parts of the plan fit together and how the area will work.

Inspire without promising

We don't make artist's impressions. Others make a single impression or render better and cheaper, increasingly with AI. We are good at something else: telling the story of an area, and bringing the right elements to the screen in the right look.

That calls for balance. An area vision that is too glossy breeds distrust, especially among residents. It has to be honest about what is changing. The challenge is to make people feel what it could become, so they are inspired, without promising anything or making it too concrete.

Our approach: from plan to story

We start with what is there: the development vision or urban plan, research documents, the ambitions of the municipality or developer. From that we distil the core: the few principles the plan rests on, such as a new high street, a green edge around the area or more space for cycling and public transport. Then we look at each audience. What does a councillor need to remember, what does an investor want to see, and what is a resident worried about?

Next, we choose a visual language that suits how far along the plan is. A scale-model style, a sketch-like look or animation over real footage of the area. You review after every phase, and we work with a fixed price based on a clear scope.

One animation, for everyone who needs to be on board

An area vision has to bring very different people along, often over a period of years. The animation can grow with it. For Entree Zoetermeer, we made the first animation when the plan was still at a very early stage. When the urban plan became concrete, we updated the animation to match, eventually leading to a version for residents, at the end of the chain. From the same production we make the versions you need. Think, for example, of:

Council and executive. A version for the council meeting or committee that sets out the plan clearly for the decision.

Investors and developers. Showing what the area could become, and why it is worth it.

Residents' evenings and public participation. An honest version that shows what is changing, with subtitles so it also works without sound.

Clips per theme. For example housing, greenery or mobility, to show exactly that part during a presentation or meeting.

Website, press and information centre. The main version for the project website, a silent loop for on site, and visuals for the media.

Social media and stills. Short versions and individual images for social media, print and site hoardings.

What an area vision animation costs

An area vision animation starts from €10,000 excluding VAT. We don't charge per second but per project: you get an animation plus the versions to use it with every audience.

2D area vision: from €10,000, 4 to 6 weeks

3D area vision: from €10,000, 6 to 10 weeks

With multiple versions and deliverables: €12,500 to €20,000, 6 to 10 weeks

How an enquiry works with us

You will hear from us within one working day. Usually with a few questions, because a budget that makes sense doesn't come from a single email.

After that there are two routes. If you need a number now, we give a rough estimate based on what you have sent us. If you have half an hour, we discuss the project and you then receive a well-founded scope with a matching budget. The second route gives a better answer, and often a different project than you had in mind.

How an area vision animation
comes together at our studio

Briefing

After your enquiry you will hear from us within one working day, usually with a few questions. Then we schedule an introduction. We focus straight away on the content and the context: what needs explaining, to whom, and where will the animation be used? Together we map out where the communication friction lies and which decision you want to speed up, whether that is sales, an investor presentation, onboarding or stakeholder communication. Based on that we make a proposal with a clear scope, timeline and budget, including options for reuse. Once approved, we get started.

Concept & storytelling

We translate the substance into a narrative: what does the viewer need to understand first, what comes next, and how do we build towards the core? This is the phase in which we do the most substantive sparring and lay the foundation for an animation that is logically structured. You receive a fully developed concept with core message, structure and tone of voice.

Kick-off

At the kick-off everyone involved sits at the table. We define the storyline, discuss the inspiration and ask each other questions: we about the content, you about the process. We agree the timeline, fix the feedback moments and agree who has a say and who bundles the feedback. That last agreement is the most important one of the whole project.

Storyboarding

The narrative is worked out visually in a storyboard. You see per scene what will appear on screen, how the structure flows and where the accents lie. This is the key moment to steer: changes here are fast and save costs further down the production.

Concept design

We develop the visual style: colour palette, atmosphere, level of detail and what the 3D models look like. This can range from hyper-realistic to abstract, depending on what suits the story and the brand. You receive style frames so you can see exactly which direction we are taking.

Production

The 3D scenes are built, animated and rendered. Because the substantive choices have already been made, this phase remains manageable and predictable. You receive interim previews, so we can adjust together if needed.

Sound

Music, sound effects and any voice-over are added. This largely determines the sense of professionalism and pacing. Good sound makes a significant difference in how an animation comes across and holds attention.

Release

The animation is delivered in the agreed formats and resolutions, ready for deployment. If agreed, we also deliver variants (stills, cutdowns, platform formats) and advise on the best deployment per channel.

Which form suits your plan?

3D in scale-model style. Strong when a plan is already in place and you want people to feel the space, without it looking like a final design. More on this at 3D animation production.

Animation over real footage. Drone or film footage of the current area, with the plans built in. Strong when people already know the area.

2D and sketch-like. Strong when the plan is still at an early stage and it is mainly about the idea and the ambition. More on this at 2D animation production.
